How we price an Omaha window cleaning
Why we don’t publish a price list
Most window cleaning companies in Omaha won't show you a price until they're standing in your driveway. We don't publish a flat price list either — but for the opposite reason.
Per-visit price depends on the size of your home, the number of panes, how many stories, French-pane mix, sprinkler-fed hard-water buildup, and whether you're adding tracks or screens. We built the online quote to ask those five questions in 60 seconds and return your exact number — no card, no follow-up phone-call gauntlet, no “starting at” bait that turns into a different number on site.
The price the quote sends back is the price you pay. We don't hide it, we don't bait-and-switch, and we don't add fees that weren't in the quote.
Three plans, priced by home size
Pick how often you want us — Monthly, Quarterly, or Biannual. The more often we come, the lower the price per visit. Quarterly is 4 visits/year (3 exterior + 1 winter interior with free tracks). Monthly is 12 visits (8 exterior + 4 interior, plus 2 free track cleanings). Both plans bundle 2 free screen cleanings/year and free hard-water removal — meaningfully more add-on value than Biannual. Biannual is exterior-only (spring + fall); interior, tracks, and screens are paid add-ons there (75%, 65%, 25% of the plan rate). Your exact per-visit number depends on your home’s size, locked in when you request a quote.

What affects the final price
- Pane count. We count every individual piece of glass.
- Story count. Single-story homes are quickest. Second story adds time. Third story or steep roof adds the most.
- Window condition. Light dust vs. heavy hard water buildup can double the time.
- Accessibility. Landscaping, decks, A/C units in front of windows slow us down.
- Add-ons. Screens, tracks, interior, hard water, post-construction priced separately.
We finalize the quote after a 5-minute property walk-through (in person or by video). The walk-through is free.
Recurring service discounts
The more often we come, the lower your per-visit rate. Semi-annual cleaning gets a discount over one-time, quarterly gets a bigger discount over semi-annual, and monthly (commercial only) gets the deepest discount. Your discounted per-visit price is calculated automatically inside the live quote based on the cadence you pick.
Most Omaha homes get the best value from semi-annual cleaning — once in late spring after pollen peak, and once in fall before holiday guests arrive.
Payment, scheduling, and guarantee

Cash, check, all major credit cards, Venmo, Zelle. Commercial accounts may net-15. No credit-card surcharge.
Scheduling
Most residential appointments book 1–2 weeks out in spring + fall. Off-peak: 3–5 business days. Same-week rush available for a small fee, quoted at the time of scheduling.
