What it is

What is soft washing?

Low-pressure detergent cleaning for siding, soffits, and dormers.

The Missouri River valley keeps humidity high enough that algae and mildew gain a foothold on north-facing walls within two summers. Late spring (May) and early fall (September) are the cleanest windows to soft-wash — temperatures are warm enough for the solution to work and cool enough that it doesn't flash-dry before it can dwell.

When you need it

Signs you need soft washing

  • North or east-facing siding has green or black streaks
  • Soffits and dormers look discolored from the ground
  • Concrete walkways or patios show green algae growth
  • House looks tired from the street even after a rinse

Our process

How we do soft washing.

  1. Step 1

    Walk-through

We identify problem areas, note delicate plantings, and confirm power outlets and water spigots.

  2. Step 2

    Plant protection

Rinse and tarp any plants within 6 feet of the wall. Re-rinse during and after the wash.

  3. Step 3

    Apply solution

Low-pressure soft-wash pump with a sodium hypochlorite + surfactant blend, applied bottom-up to prevent streaks.

  4. Step 4

    Dwell

10–15 minutes for the solution to kill algae and mildew at the root.

  5. Step 5

    Rinse + final check

Clean-water rinse top-down, second plant rinse, then a walk-around with you before we pack up.

FAQ

Soft Washing questions.

Pressure washing relies on high water pressure (1,500–3,000 PSI) to scrape grime off. Soft washing uses low pressure (under 100 PSI) plus a detergent that kills algae and mildew at the root. Pressure washing is fine for concrete, but on siding it can force water behind panels, strip paint, and the algae grows back in months. Soft washing is the correct method for siding, soffits, dormers, and stucco.
